Signs Your Lot Is Ready for Clearing

A wooded lot rarely gets easier to clear with time. Saplings turn into trees with bigger root balls, privet and briars thicken, and every month of waiting pushes your build date back. These are the usual signs it’s time to call:

  • You’ve closed on the lot and your builder or surveyor needs to see the ground.
  • You have a plot plan, and the house footprint or driveway runs through standing trees.
  • Your surveyor can’t find or reach the property corners through the brush.
  • A perc test or septic evaluation is scheduled and the inspector needs access.
  • Leaning or dead trees near the building area need to come down before work starts.
  • You’re listing the lot for sale and want buyers to see a homesite, not a thicket.

What Lot Clearing Actually Involves

Lot clearing is land clearing scaled to a single residential or small commercial parcel, usually under an acre or two, and planned around one thing: the house or building that comes next. The work starts with the site plan or plot plan, which shows where the house, driveway, septic field or sewer tap, and any required tree-save areas sit. Everything inside the footprint, the driveway path, and the work zone around them comes out. Trees are felled away from neighboring homes, fences, and power lines, then cut and loaded. Stumps are pulled with the root ball attached, a step called grubbing. On a building lot, grubbing is not optional: buried stumps and roots rot over the next few years and leave voids that sink slabs, crack footings, and dip driveways. Holes are backfilled and compacted, debris is hauled off, and the cleared area is rough-graded so it drains. Most lot work runs on a compact track loader with a root grapple, with an excavator brought in for large stumps. You don’t need to be on site during the work. You’ll walk the finished lot with Luis at the end.

Our Lot Clearing Process

  1. Step 1: Walk the Lot With Your Plot Plan

    Luis meets you at the lot, ideally with your plot plan or builder’s site plan in hand, and marks the house footprint, driveway, and any septic or utility areas. Together you flag the trees you want saved and the property corners you want protected. He checks access for equipment and where debris trucks can load. You get a written estimate that lists what comes out, what gets grubbed, and what stays.

  2. Step 2: Utility Locates and Tree Protection

    Before work starts, we request an NC 811 locate so buried power, gas, water, and fiber lines are marked, which matters most on infill lots where old service lines often run across the property. Trees you’re keeping get their root zones marked off so heavy equipment stays clear of them. If your lot sits in a subdivision or inside Charlotte city limits, we check whether the approved plans call for specific tree-save areas.

  3. Step 3: Fell, Cut, and Load

    Trees inside the clearing area are dropped in a controlled direction, away from homes, fences, and lines, then bucked into lengths and loaded. Brush and saplings are cleared at the same time. On tight infill lots, larger trees near structures may need to come down in sections.

  4. Step 4: Grub, Backfill, and Haul Off

    Stumps are pulled out with their root balls, and each hole is backfilled and compacted so it won’t sink later. Wood and brush are hauled to a permitted facility. On most suburban lots burning isn’t a realistic option, because North Carolina’s open burning rules require land-clearing burn piles to sit at least 500 feet from occupied homes.

  5. Step 5: Rough Grade and Final Walk

    We rough-grade the cleared area so water runs off instead of pooling, smooth out equipment ruts, and leave any required silt fence in place. Then you walk the lot with Luis to confirm every saved tree is standing and the footprint is clear. If your next step is a house pad or driveway, ETG can move straight into it.

Lot Clearing Across Charlotte and Union County

Most of the lot clearing around Charlotte falls into two groups. The first is infill: older homes torn down or vacant lots between existing houses in neighborhoods off Monroe Road, Central Avenue, and the east side of the city, where neighbors sit close and access is tight. The second is new homesites on the growing edge of the metro, in Indian Trail, Stallings, Mint Hill, Waxhaw, Weddington, and Monroe, where a buyer has one wooded acre and a builder waiting.
